POSITION SUMMARY
The Supervisor of Building and Grounds oversees the maintenance and facilities team for the Cincinnati Art Museum. The Supervisor of B&G oversees preventative maintenance and ongoing upkeep of the museum and grounds. The Supervisor of B&G manages the maintenance team, Horticulturalist, and the Facility Support team.
This position is scheduled 40 hours per week Monday-Friday during regular business hours, however, must be on-call in case of emergencies.
ESSENTIAL FUNCTIONS & RESPONSIBILITIES
Reporting to the Chief Administrative Officer, duties include, but are not limited to:
- Coordinates and/or performs the installation, modification, and preventative maintenance of all mechanical and electrical related equipment. This includes but is not limited to the following: Heating, Ventilation, and Air Condition (HVAC) Systems, Boilers, Cooling Towers, Fire Alarm System, Lighting, Lifts, Generators, Switch Gear, CAM truck, Carpentry and Grounds maintenance equipment.
- Coordinates with Security, FST Supervisor, Event Coordinators, Exhibitions, Conservation, and others in scheduling appropriate timing of installation, modifications, repair or preventative maintenance and building renovation projects.
- Coordinates and/or performs the following: scheduled and unscheduled mechanical/electrical maintenance duties working from wiring diagrams, control schematics, blueprints, drawings, sketches, verbal and/or written instructions on a wide variety of mechanical/electrical equipment.
- Primary person on-call for any maintenance related problem and responsible for correcting problem or contacting contractor to do the same.
- Develops and maintains an approved preventative maintenance program on all mechanical and electrical equipment. Recommends equipment modifications that will improve maintenance efficiency. Performs routine walkthroughs to ensure the continuity and efficiency of all equipment and systems.
- Coordinates and supervises all work performed by outside contractors and communicates to appropriate internal staff. Prepares plans and specifications for minor facility construction and building codes.
- Obtains or writes bid specifications for all remodeling/renovation projections. Reviews bids to ensure quality and cost effectiveness.
- Prepares and manages departmental fiscal budget.
- Originates requisitions for the purchase of materials and supplies as needed and approves invoices for such purposes. Requests approval from Chief Administrative Officer on major projects/expenses prior to proceeding.
- Works with museum’s archivist to maintain plans and drawings of all facility systems in good order. Assures the facility’s compliance with applicable construction and building codes
- Maintains security and emergency systems in good repair, coordinating all efforts with the Manager of Security. In tandem with Manager of Security, responsible for the upgrade and maintenance of the security system.
- Advises the maintenance team on all building projects and needs. Facilitates exhibitions installations, in coordination with Design and Installation department.
- Supervises all buildings and grounds, facilities support, and horticultural staff.
- Other duties as assigned.
MINIMUM REQUIREMENTS
- Must have five years of experience in plant operations with supervisory experience. Experience with older/historical buildings preferred.
- Electrical, plumbing, and boiler certification is preferred.
- Must have above average knowledge of computer programs and be able to communicate effectively via email.
- Must have good working knowledge of building automation systems, steam piping, and fire alarm systems.
