Analyst, Real Estate Strategies

REPORTS TO: Director, Real Estate Strategies 

POSITION SUMMARY:

The Senior Analyst, Real Estate Strategies will have oversight over all real estate analytics and market insights.

The role is both project-oriented and responsible for day-to-day support of critical real estate analytics and decisions.

You will work closely with the Director of Real Estate Strategy and the entire Real Estate Team to develop a comprehensive and long-term real estate strategy for all AEO Brands. 

RESPONSIBILITIES:

  • Quantify current and future real estate needs and develop brand specific real estate strategies.
  • Develop short and long-term strategic plans related to the companys existing store fleet.
  • Assist in analytical and problem-solving exercises with knowledge of retail real estate site selection strategies, sales forecasting, and existing store cannibalization.
  • Work daily with statistical and predictive modeling software.
  • Establish clear parameters for evaluating new store opportunities, based on overall corporate and real estate strategy, and financial policy.
  • Conduct real estate market research to understand and track market trends and regional economic trends throughout the US and Canada (existing real estate markets and new developments).
  • Evaluate financial and market analytics to make recommendations related to all existing stores, new store opportunities, expansions, and strategies to resolve real estate space utilizations and other issues.
  • Perform analytics on store closures to determine store and digital sales recapture.
  • Conduct white space analysis for multiple AEO Store Concepts.
  • Support the deal pipeline process as required.
  • Partner with business stakeholders to understand analytic requirements and support the development of metrics, performance reports, and analysis.
  • Must demonstrate critical thinking skills with an ability to creatively develop varied solution sets to multi-dimensional problems.
  • Strong organizational skills and ability to multi-task several complex projects with the flexibility to be proactive in a fast-paced, ever-changing environment. 

QUALIFICATIONS:

  • Bachelors Degree (Accounting, Finance, or Real Estate Related degree preferred, but not required) or commensurate experience
  • Experience with large, real estate portfolios preferred
  • Ability to work independently while maintaining all deadlines and critical date obligations
  • Strong attention to detail, persistent follow up, and ability to manage multiple projects simultaneously
  • Effective time management and organization skills
  • A strong ability to communicate clearly, effectively, and professionally
  • Highly proficient with Google Suite and Microsoft Suite software
  • Extensive experience with GIS mapping and Real Estate Analytic Software
